JS&A is not a traditional owner's representative when it comes to design. Our firm utilizes technical experts from the engineering disciplines and former trade managers to offer a large knowledge base to our client's design team. This atypical approach allows for constructability and value engineering approaches to be introduced to the project early and adopted into drawings to ensure that a complete, accurate, and financially cognizant scope of work is available to contractors by the time of bid

J&SA believes that day in and day out project management is a mandatory keystone to success. In tandem with our clients’ intentions, JS&A will be part of every conversation to ensure that solutions are provided at each of the many inflection points that occur throughout a project. We believe in cross collaboration with project team members, while also not shying away from challenging discussions in order to maintain continued progress.

JS&A will adopt and manage a master schedule from the onset of the project in collaboration with project stakeholders. We believe that identifying a comprehensive schedule at project inception not only identifies both milestone and granular commitments from varying consultants and contractors, but defines a framework for progression and success of the project. JS&A believes in constant monitoring, as well as agile and strategic management to continuously ensure a schedule's accuracy and progression to guarantee a project's success.

JS&A is no stranger to complex, occupied, phased work. As with all our management techniques, we believe successful execution starts with meticulous planning. JS&A will collaborate with all stakeholders to determine mandatory pedestrian egress and access corridors and spaces, as well as adopt thorough and thoughtful phasing, logistics, and occupant disturbance plans for all work throughout the duration of construction, turn-over, and post turn-over.

Budget management is an integral requisite of a project's success. From the onset of the project, JS&A will either adopt, review, or provide input on the overall project development budget that will act as a guide for the project going forward. Whether it be exposure logs, value engineering tracking, change order logs, or ongoing requisition submission reviews, JS&A believes in continuous and meticulous review and gatekeeping of financials to ensure budget compliance and cost control throughout the lifecycle of the project.

JS&A is well versed in complex projects with multiple equity partners, operators, public officials, boards, and complex design and construction partners. We pride ourselves on the ability to delicately balance the need for all voices to be heard, while ensuring necessary decision makers are provided with required information to execute in a timely and coherent manner. Our organizational approach with DOR and RACI files provides our clients with structure around the many voices on a project and the impact associated with the decision.
